We compile leases, rent roll, service logs, and bills; inspect (or order a Property Health Report); and run a quick market scan. Result: a one-page diagnosis per asset and a list of easy wins.
For each asset we set 12-month targets: occupancy/yield, opex ceiling, capex priorities, and an exit or refinance window if appropriate.
We hard-link the plan to Facility Management: preventive cycles, make-ready standards, and a repair approval matrix that’s strict with spend but fast in emergencies.
We publish rent bands and renewal tactics; adjust to seasonality; and use presentation assets where they return more than they cost (e.g., Digital Twin for premium stock).
Quarterly, we revisit the hold/refurbish/refinance/sell decision using updated comps, yields, and cash needs. If conditions change, the plan changes—with a note explaining why.
